What's most important when selling your home.

Please allow me to be blunt and debunk some common myths about selling real estate in greater Vancouver.


Don't be to quick to believe that only the local "real estate king" in your area will sell your home for more. 


Believe it or not. Using the realtor with the most bus benches, newspaper ads or listings does not translate to selling your home any faster or for more money. (Although you may pay more).  With today's internet access, I haven't had to rely on any of that and yet I have one of the highest sales to listing records in the industry. ( About 98% success rate over 12 years)  Truth is, if you are on the MLS and your realtor has followed all the important steps such as including quality photo's, highlighting critical features and making sure the incentives properly motivate realtors to show and sell your home. You're off to a great start. However, here are other factors that can prove to be critical and are often over looked in what separates a realtor who does a great job for you - as opposed to one that just does a great job for themselves.


Response time on showing requests


You would be surprised how long it takes for some to respond to showing requests. Logically, I've noticed a corrolation in response time to those who are juggling to many listings or clients. Sometimes showing requests come on short notice. And that buyer who gave you short notice turns out to be the buyer you were hoping for.  Response time and flexibility can prove to a big advantage. In my experience, I would estimate that at least 75% of showing requests that are not granted, never call back.


Motivated to sell your home for the highest possible price or just wants to move on to the next deal.


This can be more important than anything. Contrary to popular belief, the first offer is not always the best. This is when you rely on your realtor to give you proper consultation in your best interests. Because while selling your home quickly is great for your agent as they can collect their commision and move on. It's not always in your best interests. I have many true stories in this regard and encourage you to inquire.


Negotiating skills


Knowing how to negotiate real estate goes way beyond just going back and forth on offers and insisting this is "your bottom line". There are so many factors that can be used to improve your position and they are often ignored in the industry for a host of reasons. Please refer to my testimonials about my negotiating skills. How easy is it for other realtors to reach your realtor?

Did you know that many realtors don't provide their cell number to other realtors? Many don't even allow for the use of our online "touchbase message system". A sytem realtors use to make it easy to send /receive messages. The result is that realtor or potential buyer is often forced to wait on hold with an answering service for what can feel like an enternity. That missed call is often for a showing request or someone inquiring about the listing. Some people lose patience and this can cost you buyer leads. Take the time to understand the strengths and weaknesses of your competition


Some realtors don't take the time to learn about the homes that are your direct competition. Knowing the strengths and weaknesses of your competition and how they apply to the needs of the buyer/seller can be a key factor in negotiating a better deal for you.
